East Peoria splits between flat valley ground near the river and steep hillside streets above it. Those two settings produce two very different sets of foundation problems, and the repair has to match the ground the house sits on.

On the valley floor, groundwater is the story. Much of the low ground here has a water table that rises within a few feet of the surface during a wet spring, and homes built on it feel constant hydrostatic pressure against the slab and the lower courses of the basement wall. You see it as efflorescence — that chalky white bloom — along the bottom of the wall, a musty smell that never fully clears, and water appearing at the joint where the floor meets the wall even when it has not rained for days. That pattern is not a crack problem. It is a drainage problem, and sealing the wall from the inside without giving the water a route out simply moves the leak somewhere else.

Outside, we look at where the discharge line ends: on a flat lot, a line that quits six feet from the house is recycling the same water back to the footing.

Soft soils and settling

Valley soils near the Illinois River include layers of soft silt and old fill, particularly on parcels that were regraded when the area built out. Shallow footings bearing on that material settle unevenly, and because the movement is gradual you notice the symptoms indoors first: a sloping kitchen floor, a gap opening above a door frame, brick veneer cracking in a stair-step line near a corner. Underpinning with piers driven through the soft layer to firm bearing stops that movement, and in most cases we can recover a meaningful amount of the lost elevation during the lift.

Hillside homes above the valley

The hillside streets have the opposite challenge. Water does not sit — it runs, fast, and it takes soil with it. On those lots we see erosion undermining a footing at the downhill corner, retaining walls leaning out, and patios and driveways cracking where the fill beneath them has washed away. Repairs here combine structural support with surface control: piers to restore bearing, regraded swales and extended downspout lines to intercept runoff before it reaches the foundation, and slab lifting to bring sunken concrete back to grade.

Crawl spaces and slab-on-grade homes

A good number of East Peoria houses sit on crawl spaces or slabs rather than full basements. Crawl spaces in this part of the valley stay damp, which rots girders and rusts out supports until floors above begin to sag. We replace failed supports with adjustable steel posts on properly sized footings, isolate the ground with a sealed vapor barrier, and give any standing water a drain and a pump. For slab homes, voids under the concrete are filled and the slab is lifted rather than torn out wherever the slab itself is still sound.
